How Check-In Works: From Enquiry to Keys

No lockbox, no key safe, no self check-in. Here is exactly how you go from finding the apartment to standing in it with the keys.
1. Send a booking request
On the apartment’s page, press Book Now. The booking request form shows the monthly rent and the deposit up front — for our Sukhumvit 48 apartment, 26,500 THB a month and a 26,500 THB deposit, returned in full.
Fill in your name, email and phone, pick your check-in and check-out dates on the calendar (minimum 30 nights), tick that you have read the Booking Terms, and send.
That is a request, not a confirmed booking. Your dates are only held once we have confirmed and the deposit and first month’s rent have been received.

2. We confirm and send the lease
We reply to confirm your dates and send you the lease agreement, so you can read it before any money moves. Nothing in it should surprise you: the rent is the figure you saw on the form, electricity, water and Wi-Fi are included, and the deposit is one month.
This is the point to ask questions — about the floor, the view, the building, anything. We would rather answer now than have you arrive disappointed.
3. Send us your passport details
We need a copy of your passport photo page and your visa or entry stamp before you arrive, not at the door. Thai law requires us to notify Immigration of a foreign national’s stay within 24 hours of arrival — the TM30 filing — and that clock starts when you land, not when you wake up.
Your documents are used for the TM30 filing and the lease only, and deleted after your tenancy. Our Privacy Policy sets out exactly how.
4. Pay the deposit and first month
The deposit and the first month’s rent are paid in full before arrival — two months in total, and nothing else. No agency fee, no service fee, no booking fee. Once both have cleared, your dates are confirmed.
For stays longer than one month, each following month is paid at the beginning of that month.
5. Land, and we meet you
There is no fixed check-in time. Tell us when you land and we are at the apartment — early morning, late night, delayed flight, it makes no difference. You have just spent hours on a plane; the last thing you need is a four-hour wait in a lobby.
6. Handover, about thirty minutes
Three things happen at the apartment:
- The condition report. We walk through room by room together — furniture, appliances, existing marks, meter readings — and we both sign it. This is what any deposit deduction is measured against at the end, which is why it is worth doing properly rather than quickly.
- The lease. You sign the copy you have already read.
- The keys. Keys and key card, and a walk through the building’s rules for the pool, gym, parking and common areas.
Then the apartment is yours. Bed linen, towels, hangers, a hair dryer, iron and the basics to get you started are already there — you arrive with a suitcase and nothing else.
7. During your stay
We do not enter the apartment except in an emergency or by arrangement with you. If something breaks, message us and we fix it — repairs are ours, not yours. Tell us early; most things are small when they are new.
If you leave Thailand and come back during your stay, tell us when you re-enter — the TM30 has to be filed again, and we handle it.
8. Check-out
On the last day of your lease, at a time we agree together. We check the apartment against the same condition report you signed on day one, and the deposit is returned in full within 7 days where there is no damage and nothing outstanding. Any deduction is itemised in writing with evidence.
This is how check-in works for both of our apartments — Aspire Sukhumvit 48 in Phra Khanong and Regent Home Sukhumvit 81 in On Nut.
