Frequently Asked Questions

No. Alex & Hugo Co., Ltd owns the apartments it rents. You deal with the owner directly — no agency fee, no commission, nobody between you and the person who decides. We are a Thai private limited company, registered since 2020, renting and managing our own residential property in Bangkok. Registration number, registered capital, director and filed accounts are all on our About us page, and can be verified with the Department of Business Development. We work in Thai, English and French.

Furnished apartments in Bangkok, on lets from one month to one year, to individuals and to companies. Bangkok only — we do not operate elsewhere in Thailand.

Our apartments are chosen for walking distance to the BTS, a full supermarket and everyday services, on residential sois rather than on main roads.

One furnished one-bedroom apartment on Soi Sukhumvit 48, Phra Khanong — 38 m², 26,500 THB a month all in, 30-night minimum, available now. It is 530 m to BTS Phra Khanong, about a 7 minute walk.

A second apartment comes available in about a week. Our Apartments page is kept current — what it shows is what we have.

Yes, 30 nights. Anything shorter is licensed as hotel accommodation under Thai law, so we do not take it.

We count nights, not calendar months — 31 January to 28 February is 28 nights, and we cannot let it.

Electricity, water, fibre internet and use of the building facilities, in one figure. No agency fee, no service fee, no booking fee.

If consumption is ever extraordinary, the excess is charged at the exact rate the Metropolitan Electricity Authority or Metropolitan Waterworks Authority charges us, with a copy of the bill. We never add a margin.

The deposit and the first month’s rent, paid in full before arrival — two months in total, and nothing else. Keys are handed over once both have cleared.

For stays longer than one month, each following month’s rent is paid at the beginning of that month. The deposit is one month’s rent, returned in full within 7 days of the end of your lease where there is no damage and nothing outstanding. Full detail in our Booking Terms.

Your passport photo page and your visa or entry stamp, your arrival date, and the account you want the deposit returned to.

We ask for the passport scan at booking rather than at check-in, because the TM30 filing with Immigration is due within 24 hours of you landing. Sending us the form on the website is a booking request — your dates are reserved once the deposit and first month’s rent have been received, and you will have read the lease before you pay anything.

Yes. We let to companies for staff and visiting personnel, and we are VAT registered, so we invoice in the company’s name and issue a proper tax invoice with withholding handled correctly.

Company details for your accounts department are on our About us page.

In person, never by lockbox, and whenever your flight actually gets you here — early morning, late night, it does not matter. Tell us your arrival time and we are there.

We hand over the keys and access cards and walk the inventory with you room by room: meter readings, condition, every appliance. We both sign it. About 30 minutes, and it is what protects your deposit.

Yes, subject to availability. Tell us at least a week before your end date and we will hold the apartment for you while you decide, and will not take another booking over your dates without telling you first.

We manage our own apartments rather than other owners’ listings, so we know exactly what is free and can give you a straight answer the same day.

No. Extra nights are charged per night at the monthly rent divided by 30, subject to availability. Beyond that it becomes a new monthly term at the current rate.

No renewal fee, and we never raise the rent mid-term.

More than 30 days before check-in: full refund of everything you have paid. 30 days or fewer before check-in: we retain 50% of the first month’s rent, and your deposit is refunded in full.

If you leave early, the first month is not refunded; on longer stays, 30 days’ written notice means you are not charged beyond that notice period. Full detail in our Booking Terms.

Yes, and we check it before we buy. 24 hour guard, CCTV in the common areas, key-card access to the residential floors.

Inside the apartment we fit a smoke alarm and a carbon monoxide alarm ourselves. Most Bangkok rentals have neither.

You rent the whole apartment — yours alone, not a room in a shared condo — and you hold the keys and access cards for the term. We do not enter while you are in residence except by arrangement with you, or in a genuine emergency such as a water leak.

One thing we owe you plainly: Thai law requires us to notify Immigration of a foreign national’s stay within 24 hours of arrival (TM30). That is why we need a copy of your passport. It is used for that filing and for the lease only, never passed to anyone else, and deleted after your tenancy — see our Privacy Policy.

Ours are short:

  • No smoking anywhere in the apartment, including the balcony and by the windows
  • No parties or events
  • No noise after 10:00 pm
  • The apartment is for the registered guests only — tell us in advance if someone else will be staying
  • No subletting and no re-listing on any platform
  • Pets depend on the building’s rules, so ask us before you book

Each building also has its own rules for the pool, gym, parking and common areas. We go through them with you at handover.

Message us and we fix it. Repairs and maintenance are ours, not yours — the only exception is damage beyond normal use, which the signed inventory establishes.

Anything affecting water, electricity, air conditioning or internet we treat as urgent.

Fibre, 500+ Mbps up and down at 5 ms, included in the rent, with wifi throughout and a wired point at the desk.

We state the real speed rather than just saying “wifi”, because most of our tenants work from the apartment.
