Booking Terms
These terms apply to all bookings made with Alex & Hugo Co., Ltd.
1. Minimum stay
The minimum stay is 30 nights.
2. Payment
The deposit and the first month’s rent are paid in full before arrival. Keys are handed over once both have cleared.
For stays longer than one month, each subsequent month’s rent is paid at the beginning of that month.
Rent includes electricity, water and fiber internet, subject to reasonable use.
3. When a booking becomes confirmed
Submitting the form on our website is a booking request, not a confirmed booking. We will reply to confirm availability and send you the lease agreement to read.
Your dates are only reserved once the deposit and the first month’s rent have been received in full. Until then the apartment remains available to other guests.
4. Deposit
The deposit is equal to one month’s rent.
Where there is no damage and no outstanding charges, the deposit is returned in full within 7 days of the end of your lease, once the apartment has been inspected against the condition report we signed together at check-in.
We may deduct from the deposit only for: damage beyond normal wear and tear, missing items, unpaid rent or charges, or cleaning required beyond a normal end-of-stay clean. Any deduction will be itemised in writing with supporting evidence.
5. Cancellation
Cancelling more than 30 days before check-in: full refund of everything paid.
Cancelling 30 days or fewer before check-in: 50% of the first month’s rent is retained. The deposit is refunded in full.
No-show without notice: the first month’s rent is retained in full. The deposit is refunded in full.
6. Leaving early
If you leave before the end of your booked period, the first month is not refunded. For stays of more than one month, give us 30 days’ written notice and you will not be charged beyond that notice period. Without notice, the following month remains payable.
7. Arrival and check-in
There is no fixed check-in time. Tell us when you land and we will be there — early morning, late night, whenever. There is no self check-in and no lockbox; we meet you at the apartment in person. Handover takes about 30 minutes and covers three things: we walk through the apartment together and complete a condition report (inventory) which we both sign, you sign the lease agreement, and we hand over the keys and key card. The condition report is checked again at the end of your stay and is what any deposit deduction is measured against. We send you the lease to read before you arrive, so there are no surprises at the door. Check-out is on the last day of your lease, at a time we agree together.
8. Immigration requirement
Thai law requires us to notify the Immigration Bureau of a foreign national’s stay within 24 hours of arrival (TM30). You must provide a copy of your passport before or on arrival. We cannot host you without it. See our Privacy Policy for how this document is handled and deleted.
9. House rules
- No smoking anywhere in the apartment, including the balcony and by the windows.
- No parties or events.
- No noise after 10:00 pm.
- The apartment is for the registered guests only. Tell us in advance if someone else will be staying.
- Pets by prior agreement only.
10. Damage and liability
You are responsible for damage caused by you or your guests. Please tell us as soon as something breaks — most things are small, and we would rather fix them than discover them at check-out.
We are not liable for loss or theft of personal belongings. We recommend your own travel or contents insurance.
11. Access
We will not enter the apartment during your stay except in an emergency, or by prior arrangement with you for maintenance.
12. Building rules
Each building has its own rules for the pool, gym, parking and common areas. These apply to you as they do to residents, and we will go through the ones for your building at handover.
13. Governing law
These terms are governed by the laws of Thailand.
